Lots 70 & 71, and 72 for Sale
Description: Two Lots (70 & 71) for $52,500 and adjoining lot
(72) for $50,000.
All reasonable offers will be considered.
This listing is for three adjoining lots that are currently owned
together. Two lots are permanently joined and the third lot can be sold
separately. If purchasing all three lots together, a lower price can be
negotiated.
These are premium lots as they back onto undeveloped Oak forested
property. Herds of deer and many birds can be seen wandering in the
woods. This is a very quiet area of the ranch with excellent neighbors.
Lots 70 and 71 are listed at $52,500. Each lot is 40 wide by 60
deep. The property is flat and graveled with some landscaping and many
large Oak trees. There is a developed garden area and a driveway that
goes through the lots. The west end of lot 70 has a 20 wide space
reserved for a possible RV cover to be installed. Water, sewer and 50
amp electric hookups are being installed in that area.
Lot 71 has a Texas Barns building. The shed is 12 by 16 with
storage lofts, fully insulated, paneled with bead board, 110 and 220
electric, lighting indoors and outside, air conditioner, double-wide
door, three windows, work bench and a deck in front. Both lots have water faucets and drip irrigation systems.
Lot 72 is fully developed and is listed for
$50,000. This lot is also
40 wide and 60 deep. There is a concrete pad, 20 by 50, for parking
an RV. This has a metal cover that is 20 by 55. The centerline of
the cover is 13 8 high. The site has water, sewer and 50 amp
service. There is an additional covered area in the front that is half
gravel, half concrete and is 12 by 16. There is then a covered,
raised wood deck that is 17 by 17. To the rear of the deck is a
rustic cedar cabin that is 16 by 20. The inside of the cabin is
finished in cedar and pine. The cabin has two rooms and a bathroom.
The first room is 9 by 13, carpeted and has a small closet. To the
back of the room is a small bathroom with a toilet and shower. The
second room is 9.5 by 15 with a linoleum floor. Two sides of the room
have full window cover for viewing the woods out back. There are
cabinets, a six foot counter top with a sink, and washer and dryer
(electric) hookups.
There is another 50 amp service to the cabin. The power for the
shed on lot 71 is currently coming from the cabin.
